Contract to Closing Partners

Contract to Closing Partners

There are few things we enjoy more than saying to a client, “You just bought a home!” That means that the seller has accepted your offer, terms and contingencies have been agreed upon, the closing date has been set, and you’ll soon be preparing for moving day.

Just because the contract has been accepted doesn’t mean our work for you stops. On the contrary. There are a myriad of other things we will do to ensure the process goes smoothly.  We call it “the back office work.”

For example, we will take care of many of the administrative details on your behalf. We will work with the seller’s agent, the settlement company or attorney and your mortgage lender to ensure that all the necessary paperwork has been completed and submitted within the required time frames.

Don’t worry about finding a good home inspector, insurance agent or settlement agent or attorney, etc. We are  well-connected in the local real estate scene and can personally recommend reputable professionals and companies to help you.

Home Inspction Seal

Once you have made an offer on a home, the contract will be contingent upon a home inspection.  A home inspection helps buyers to find out the condition of the home BEFORE you buy it.  You want to make sure you’re not buying a lemon!! Save money and a lot of headache by having a home inspection performed.

In Virginia, you have the right to select the home inspector of your choice.  Make sure you select a pro!

In addition to your home inspection, you will have to have a termite and moisture inspection performed.  Depending on how your contract is written, will determine whether the buyer selects and pays for the inspection or whether the seller selects and pays for the inspection.  Your lender will require that the home your purchase or sell (if your buyer is obtaining financing) be free from wood destroying insects (termites) and free of any moisture damage.

Insurance is NOT an option; it’s a necessity. Your home is your most valuable asset. You MUST have it insured.  Your lender will require you to have a homeowners or hazard insurance policy and you may even be required to have flood insurance.  Now, don’t worry because the mortgage payment includes a portion of your insurance premium every month. However, how much insurance you need, what kind of policy and how much will the premiums cost are crucial questions.  You need an agent who will give you a good rate in exchange for coverage that will provide comprehensive coverage of all your assets.

In Virginia you have the right to select the insurance agent and company of your choice.  Make sure you select a pro!
